How to get your home ready to sell

What is your home worth? – Firstly, we would recommend that you have your property valued. This will then put you in the best situation to assess your finances and make your onward plans. At Hunt Roche, we have years of experience to provide advice on the local area and being able to answer any questions that you may have.

Engaging a solicitor – It’s always best to have a solicitor in mind, ready for when you agree a sale on your property. Obtaining quotes and completing all of the initial paperwork takes time so if you complete it beforehand then you will be in the best position once a buyer has been found.

Documents – Locating all of your guarantees/documents (if applicable) for your property is key as this will have information such as boiler installation, window guarantees, planning permissions etc. This is essential as potential buyers may ask questions before making an offer and it’s always a good idea to have these to hand. Your solicitor will also require copies of these so again it saves time further down the line.

Getting your home ready to market – Once you have had your property valued, we would recommend finishing off any jobs that could affect the value or presentation of your property. We will of course be more than happy to advise you on this. It’s also time to de-clutter and make the rooms look as spacious as possible. Kitchens and Bathrooms are the most expensive rooms for a buyer to upgrade so if these are as presentable as possible then it can help achieve the best price for your property. Since the lockdown gardens have become a lot more desirable. Keeping the garden well-tended and showing the lifestyle that the new occupier can live is high on the purchaser’s wish list.
